Voting Question: Are we taking a legal risk if we do this? Please please advise..?

My partner and I had agreed to take a rental property - the current tenants are leaving their lease early and asked us if we were sure as if they went ahead and made plans to leave they would be in a very bad position if left on the hook for rent on this property too. We said go ahead with plans, but various things changed and we now want to back out and take a different property. We can legally do this as no contract has been signed by us. We don't feel we can drop them in it so were considering making a payment to cover some of the rent while they try to relet this property ( they have already confirmed arrangements to move into another property which they own). However, if we pay something and the property still has not let after a while, will they be able to come back to us for more? Could they claim that by paying something we admitted that a verbal contract had been made and made ourselves legally liable? Please advise or give any opinion as we are having a meltdown over this, feeling that every option is a disaster! The agent has told us to walk away but we don't feel we can, so if no arrangement is reached we will end up having to take the property in next Rebecca, I know what you are saying and I did want honest opinions. The only thing I feel is that we cannot cover all the rent without actually moving in, and also that in property dealings if you rely on people's word you are taking a risk. If they had covered themselves none of us would be in this position. BUT, if we didn't kind of agree with you I guess we would have walked away by now, so maybe we will end up taking it for moral reasons. Even if from what the agent and friends have said we are about the only people that would. we did tell these tenants from the start that we were involved with another property that we would have to see if we could get out of more

I'm currently renting a 2bd flat in London with a colleague. Our 1-year lease agreement expired in April. I asked the Letting Agent to renew it, but with a 6-month break clause. Now, I realise that the rental prices for our building have dropped. It's a lot lower than what we are paying now, and I'm kicking myself for not asking the Agent to lower the rent. I have been asked to act as a rent guarantor for my sister which I am happy to do (and have done so in the past). However, a reference request has been sent to my employer stating that I have applied to rent the property (this property is 200 miles away from where I live). Having just double checked with my sister she been told by the rental agency that my name will be on the lease as a joint tenant but I'm not sure I like this. I won't be a joint tenant as I won't live there but I am happy to be the guarantor. Surely it's not right for me to sign the tenancy agreement as a joint tenant? more

I own a property in my home country. It has tenants, and is leased until 2010. The rental income covers the mortgage payments (actually, I have to add an extra 50 pounds a month, but I am not seeking any funds to help pay mortgage). I have recently been made redundant, and have no income whatsoever. I am living in a room in a shared house, and would like to know if I could or should qualify for housing benefit. Please note, before flaming, that I have lived in the UK and paid tax for 7 years. If I was to sell the property now, it wouldn't come close to covering the mortgage on it. It is also leased for another 10 months, so this is not an option. I currently cannot afford my rent - what are my options if Housing Benefit is declined? more

I took on lease for my daughter in Sept 05 for six month period. Due to circumstances, I carried on paying the rent for over a year, without a new agreement. I have been renting a home now for the past 7 months. I also have a roommate who is NOT on my rental agreement. My roommate is 2 months late on rent, and I have given her 3 day pay or quits and have given her notice and filed with the court. It is so bad that I have decide to move. I have let her know that I will be moving out of the property in 5 days and that the locks are being changed by my land lord and utilities cut off. She keeps fighting me saying I have to legally give her 2 weeks to move out, and it is against the law for him to change the locks. But I ended my lease and she hasn't paid rent in 2 months. Hi, We rented one basement apartment for a fixed 1yr lease via a property management company. We signed the agreement for 1yr fixed term lease and signed the PRTB form but we r not registered yet. We gave them the deposit and 1 month rent. We are not moved yet. But after spending a few hours we find that its not suitable for my pregnant wife as she feels suffocation. Also we are afraid of our expecting newborn suffering from the humid, damp conditions of the apartment. So we dont want to live there. We are not afraid of losing our deposit or 1month rent, but really afraid of our health and our future babys health. Is it possible for us to end this contract? Its only a few days old. If they asks to find another for sublet, we are really not in good physical and mental state to spend time to find someone in the middle of our busy work hours. We moved out of our rental property on 3rd May but lease was til 12th May, have been told that landlords agent has been showing people around the property which we did not know about.. Landlord says were responsible for property til 12th May. Should we have been asked/advised/given 24 hours notice that others wanted to enter property? What if they have caused damage/made mess? Extra - we did give the keys back or rather left them in the property on 6th May hoping that the landlord would go and check and return our deposit. My main concern is that he said he was holding out deposit til the garden was done (not that it was tidy when we arrived), I have now done the garden. Resolved Question: Termination of lease on rental property - advice please!?

Please note that I am in ENGLAND ... This afternoon (22 June), I gave my landlord verbal notice of our intention to vacate our property on the day our current lease expires. He insisted that I give him notice in writing, so I will do this tomorrow (23 June). He is going mad about this because our lease expires on 21 July so I have actually not given a full month's notice. I accept that he's technically correct, but what can we do about this? We pay our rent on a monthly basis and I wouldn't care if he chose to calculate an extra day's rent and tack this on, but I'm certainly not paying a whole extra month. I personally feel that he should just get over it and let it go - we have been perfect tenants with regard to paying our rent on time, and we are leaving the house in perfect condition so it can be let out immediately. Please don't tell me to check the lease! We don't have a copy of it. This is because when we first moved in, my housemates and I all signed the lease but had not yet given it to the landlord, planning to make a copy of it first. However one day while we were all at work, he let himself in and simply took it, so we were not able to copy it. I also question whether the lease is even valid or not. He got a standard agreement like you can buy in WH Smith's, but he got one for Scotland, not England. more

I rent a house from a letting agency. I have not even been in the property 6 months yet and I have been sent a bill from the Rates Collection Agency for £440. I'm not sure if this is for the whole year or not. I believed that my monthly rent included my rates. I was never told differently by the letting agency. Most rented properties in my area (if not all) include rates in the rental charge. I cant find my lease but I will ring my letting agency on Monday. I think they should have made it clear that I was responsible to pay rates seperately. My rent is £455 per month for a 3 bedroom townhouse. I live in N. I have to go to court soon with my landlord(s). They want me to leave so they can "take back their premises". They are not giving me much time to leave.
